Proposed Vibrant Retirement Living Community at Crab Hill Gains Mixed Reactions

McCarthy & Stone Retirement has recently proposed the development of 44 retirement apartments on ‘Lot 3’ of the Crab Hill site in Wantage. Situated north of the A417 and east of the A338, the new development is set to be part of a dynamic retirement living community that includes communal facilities and ample parking spaces.

This project is part of the larger Crab Hill plan, encompassing a total of 1,500 homes, with at least 32% designated as affordable housing. Such developments aim to meet the diverse housing needs of the local community.

Focused On Over 60s Looking to Downsize

According to the planning documents, the initiative targets older adults over the age of 60 who are interested in downsizing. The aim is to provide a safe and secure environment where residents can enjoy the company of like-minded individuals.

The proposed development includes 44 apartments—26 one-bedroom units and 18 two-bedroom units—designed with a mix of red brick and modern dark cladding materials. Additional features include designated parking spaces for residents and visitors, as well as storage facilities for cycles and mobility buggies.

The planning document emphasizes the benefits of the project by stating, “The development would provide the opportunity for a high-quality residential community and retail store that would positively contribute to meeting a local housing need for older people. It represents a sustainable development, with wide-ranging social and planning benefits, both for potential residents and the community.”

Feedback and Public Opinion

Public feedback on the proposal was collected through online forms, reply cards, and posted submissions. Overall, 22% of submissions expressed support for the project, while 61% objected, citing concerns about the need for further retirement-specific housing and the potential loss of land initially intended for broader community use, such as pubs or retail facilities. The remaining 17% were neutral on the issue.

While objections highlighted these concerns, some participants praised the project’s design and expressed interest in living there. Supporters also noted that the redevelopment is a positive opportunity to enhance the area.

Landscaping and Site Optimisation

The planning document outlines how the project maximizes its potential, working within established constraints, approved parameters, and the broader Development Brief for Crab Hill. The design incorporates a green buffer for additional landscaping, which will soften the perimeter edges and enhance the site’s visual integration into the surrounding area. Parking solutions have been strategically planned, with most car spaces located off-street to reduce visual clutter.
