Stanley Thomas Pinnel Estate’s proposal to construct 59 homes on Fullers Field, west of Primrose Avenue in Wantage, has been greenlit by the Vale of White Horse District Council. This decision comes despite gathering 156 objections from residents over two consultations held in March and July, with just a single comment in favor of the development.
The development will be incorporated into the larger Kingsgrove project, planned for 1,500 homes, as well as future amenities like a new primary school and employment opportunities. This initiative at Fuller’s Field, located near Charlton, could potentially bring the total number of homes on the site to around 1,594.
Planning officers, during their review, endorsed the 2.65-hectare scheme, emphasizing its alignment with economic and social objectives. These include construction jobs, boosted local investment, and the provision of both market and affordable housing. Additionally, there are commitments toward supporting local infrastructure.
The design of the scheme has been deemed satisfactory, with no adverse effects anticipated for current residents. The development delivers suitable vehicular access, ensuring road safety and maintaining the existing road network’s efficiency.
Nevertheless, the project is not without dissent. Numerous objections pointed to the site’s value as a local green space, alleging the 59 homes may lead to over-development. Concerns were also raised about potential congestion near schools and increased demands on local services like schools and GP practices. Wantage Town Council expressed its opposition to the proposal, a point noted during the planning meeting.
Agent Nicky Brook voiced disappointment over the absence of Wantage Town Council representatives at the meeting. James Hodgson, writing on the Kingsgrove Residents Group, echoed this sentiment, doubting that the council’s presence could have altered the decision given the planning officer’s report.
Flooding risks associated with the new homes were discussed, but Councillor Paul Barrow was reassured by a planning officer that the existing network has adequate capacity to manage additional water flows.
