Persimmon Homes has submitted a proposal for the construction of 151 houses in Grove, near Wantage, as part of a broader development plan originally outlined over a decade ago by the Vale of White Horse District Council. This development is situated on a historic World War II airfield and is part of a larger project aimed at building 2,500 homes and community infrastructure on the site.
The proposal describes a mix of home types designed to meet diverse community needs. A “permeable street hierarchy,” green links featuring foot and cycle paths, and multiple connections between local amenities and parks are key features of the site design. Notably, the development will include a “green corridor” that acts as a central vein connecting Runway Park with Newlands Drive, promoting eco-friendly and active transportation.
Plans for the Airfield Site
The original planning permission for this ambitious project envisioned a 64-hectare estate with 800 affordable homes, new schools, retail spaces, playgrounds, and parks. Although the idea of constructing houses on this site dates back to 1967, it wasn’t until over a decade ago that plans gained formal approval.
Out of the 151 proposed homes, 117 will be market housing, while 35 are slated as “affordable rented units.” The market housing breakdown includes 39 two-bedroom, 62 three-bedroom, and 16 four-bedroom homes. Meanwhile, the affordable housing plan encompasses 13 two-bedroom, 18 three-bedroom, and 4 four-bedroom units. This mix aims to cater to varying family sizes and incomes, fostering community inclusivity.
Design and Materials
The homes will primarily be constructed using brick and concrete roof tiles, a decision rooted in durability and alignment with the local architectural aesthetic. According to a planning paper accompanying the application, the material choice offers low maintenance and long-lasting appeal, ensuring the buildings age gracefully with minimal upkeep.
The homes will predominantly be two-storey structures, ensuring a uniform look that harmonizes with the surrounding area. The design also considers ecological and lifestyle enhancements, such as open spaces and dedicated pathways to encourage outdoor activity and connectivity.
