The Wellington Gate development, located on Liberator Lane in Grove, Oxfordshire, has been greenlit for 200 new homes following the Vale of White Horse District Council’s planning committee approval. Spearheaded by developer Persimmon Homes, this project aims to provide “high-quality” housing for the community, transforming the former wartime airfield site between Wantage and Grove into a residential hub. Once completed, Wellington Gate will host 2,500 homes in total, marking a significant contribution to the local housing market and supporting aspiring homeowners in the area.
Community Development Goals
The masterplan for Wellington Gate extends beyond residential properties. It includes the establishment of two primary schools, land reserved for a secondary school, a community hub, and ample sports facilities. Additional amenities, such as public open spaces, play pitches, play areas, and allotments, are designed to promote sustainable and community-oriented living for future residents.
Seb Spiller, Deputy Managing Director for Persimmon Homes Wessex, celebrated the recently approved phase of the project, describing it as a step towards addressing the housing crisis with a mix of market and social homes. Spiller acknowledged the collaborative efforts of the project team, Vale of White Horse District Council, and Oxfordshire County Council, all working together to deliver “high-quality and affordable homes” for the local population.
A Blend of Quality and Sustainability
The new homes will be provided under the Persimmon Wessex and Charles Church brands, offering a range of housing options for different demographics. As part of this phase, 51 homes will be allocated to a housing association, ensuring accessibility for individuals and families seeking affordable housing options.
The Green Infrastructure Strategy is central to the Wellington Gate project. This approach aims to create an interconnected network of green spaces and corridors, fostering a balanced and environmentally friendly community atmosphere.
Promising Progress
Progress towards establishing community facilities is already underway. In September, St John’s Church of England Primary School opened at the Wellington Gate site, welcoming its first cohort of students. The school, along with its connected nursery, will expand incrementally until it reaches full capacity. Furthermore, the nearby secondary school, for which land has been designated by Persimmon, is scheduled to open in September 2025, providing a seamless educational journey for local children.
