New housing in East Hanney
East Hanney, on the A338 north of Grove, is classed as a “larger village” in the Vale Local Plan, meaning it is expected to take some new housing. Over the past decade it has seen a series of mid-sized developments, mostly on former nursery and farm land along Steventon Road and at the northern end of the village.
What’s been built
- Summertown (North-East of East Hanney allocation): 48 homes, finished in 2023/24
- Hanney Nurseries, Steventon Road: 48 homes
- Steventon Road Nurseries: 40 homes
- Land west of the Nursery, Steventon Road: 39 homes
- Crown Meadow, east of the A338: 25 homes
- Land behind Saxon Gate: 16 homes
Together these add up to around 216 homes, all recorded by the council as built. More recently the council approved five homes at The Paddocks off Paddocks Lane in September 2025.
What hasn’t happened
The Local Plan Part 2 of 2019 also allocated land north of East Hanney for about 80 homes. A full application for 45 homes was submitted in February 2021, but the council now treats it as withdrawn, and the draft Joint Local Plan simply carries the allocation forward.

The reservoir question
East Hanney sits on the edge of land safeguarded for Thames Water’s proposed White Horse Reservoir (formerly SESRO). The draft plans include diverting the Hanney to Steventon road. This has made the reservoir the dominant planning issue for the village. See the separate entry on the reservoir.
