Monks Farm, north Grove

Monks Farm, north Grove

Monks Farm is the land north of Grove village, between the older housing around Main Street and the A338, and south of the Williams Grand Prix Engineering site. The Vale Local Plan 2031 allocated it for 885 homes and some employment land. It has come forward piece by piece, with four separate outline permissions totalling 768 homes. David Wilson Homes is building the largest part.

What’s been built so far

The first phases, off Station Road, were approved in 2015 and 2016 and are complete. The largest permission, for 400 homes, was granted in April 2021, and three detailed phases under it have since been approved. The council recorded 392 homes completed by March 2024 and 442 by April 2025. An application for the final 129 homes went in during March 2026. By mid-2026 an objection from the county highways team was the main outstanding issue, and the developer expects first completions in 2028.

Schools and roads

The 400-home permission requires the developer to build a section of the Grove Northern Link Road, the planned route that will eventually connect the A338 with the Grove Airfield area. In June 2024 Oxfordshire County Council approved a £9.4m project at Grove Church of England Primary School. It will take the school from 210 to 315 places, add 39 nursery places and replace temporary classrooms. As part of this, David Wilson Homes is to provide a full-size all-weather pitch and a new school entrance on land within Monks Farm.

Costs and viability

In 2025 the developer asked to cut the affordable housing on its latest phase and review its financial contributions. It cited unexpected costs for archaeological work, utilities and a bridge over the Letcombe Brook. The council refused the request in February 2026, and the developer describes the site as delivering a reduced margin.
